What costs need to be considered when taking out a mortgage?

Are you still looking, or have you found the property of your dreams? The rare pearl you want to invest in for the long term? Now you need to find a bank or finance company that will agree to support you in your project.

Here is a list of the expenses involved:

  • Property transfer tax (notarial costs): these vary between 6 and 12.5% in Wallonia and Brussels and from 5 to 10% in Flanders. A tax allowance is available under certain conditions.
  • The notary's fees
  • Mortgage deed fees
  • Registration fees
  • Banking costs such as loan protection insurance, a survey and administration fees (up to €500)

Note that since December 2019, banks will only finance 90% of the purchase price of the house. An additional 10% deposit is thus required from prospective buyers. This percentage is sometimes negotiable.
